301- 303 Ilderton Road will be a 12-storey building containing 46 homes and two levels of light industrial units in the ground and first floors. It sits within the Old Kent Road Major Town Centre Boundary, which is a designated Opportunity Area site. 

The building makes best use of a challenging and irregularly shaped site in several ways. Firstly, by maximising the opportunity for improved activity along its street frontage. The building’s base is also tall enough to accommodate two levels of light in industrial units, which elevate the residential levels above to such an extent, that their views will look beyond the adjacent railway line and embankment. Secondly, it also arranges residential accommodation around a single core, thus minimising the number of single aspect units. Its east and west elevations are animated by a loosely ordered distribution of windows, punctuated by panels of dogtooth brickwork. Finally, it provides an attractive communal amenity and playspace for residents on a rooftop terrace, distinguished from the street by the profile of its sloping parapet.
