Stephenson Quarter, Osbaldwick

The ‘exceptional’ first phase of Derwenthorpe (64 houses of a total 540) is the outcome of a long-term vision, conceived and sustained by an exceptional client, the Joseph Rowntree Housing Trust. Derwenthorpe aims to become a vibrant and supportive mixed-tenure community by providing high-quality, energy-efficient and well-managed homes – an exemplar that can be replicated by other housing providers.

The generosity of the public space is equally extended to the spatial standard of the individual houses. The light-filled homes are notable for their fabric-first approach, pushing boundaries on space standards, dual-aspect living spaces and flexible winter gardens.Of particular note was the construction of prototype houses to test the design. Extensive post-construction monitoring has informed future phases, currently on site.
